Platform Opens for E9 Corrections
Property owners now have the chance to correct their asset information before the new ENFIA bill arrives. As of 19 January, the platform for submitting E9 property statements for 2027 is officially open. Taxpayers have until 31 January to update or correct any inaccurate property details.
Why Accurate Data Matters
If gaps or errors are found in the type, age, location, area or legal rights of a property, owners should update their E9 form to avoid an ENFIA increase that may reach up to 90 percent.
Common Mistakes That Increase ENFIA
Owners must pay attention to the 10 most frequent errors in E9 data that can cause extra charges on the ENFIA bill.
Storage areas and parking spaces: Confirm declared square meters. Auxiliary spaces are taxed with a 90 percent discount.
Unfinished buildings: Ensure the property is marked as unfinished if applicable. These structures are taxed with a 60 percent discount.
Property rights: Verify accurate declaration of rights such as full ownership, bare ownership or usufruct. If undeclared or incorrectly declared, full ownership is assumed and the full tax is charged.
Ownership percentage: Incorrect entries lead to higher ENFIA. If not stated, the system assumes 100 percent ownership.
Floor number: Missing or incorrect floor information can trigger taxation at a higher rate based on the 6th floor coefficient.
Building age: The year of the building permit must be declared, not the completion date. Older buildings reduce zone value and the resulting tax.
Steps for Updating E9 Information
To make corrections, taxpayers log into the AADE myAADE digital portal using their personal codes and follow these steps.
Select the year for which the E9 is being submitted and choose to create a new E9 declaration.
Add, modify or delete a property in tables 1 and 2.
If adding a property, complete all required fields including square meters, type of property right, ownership percentage and geographic location by selecting the regional and street information or using the map tool.
If modifying a property, change only the details that need updating.
From 2013 onward, the electricity supply number is required for properties with full ownership or usufruct.
From 2014 onward, depending on updates made, required contract details such as contract number, date and notary tax ID must be completed. Will information may also be required.
During submission, the system may request updates for specific properties due to missing data.
All actions are saved temporarily.
Once updates are complete, owners can preview their property status.
Finally, submit the E9 declaration and choose whether to transfer the form to the next year.
