Rental Allowance Corrections Reach Final Deadline
Authorities reminded tenants that today, December 30, marks the final window to correct rental allowance applications for 2024. Many applicants discovered that only 20 to 40 euros had been credited to their accounts after mistakenly reporting their monthly rent instead of the annual sum.
Several beneficiaries also failed to receive any refund because they did not submit an IBAN to the Independent Authority for Public Revenue. Additional issues emerged for tenants who had not uploaded electronic lease agreements or provided complete documentation.
Cases where monthly rent was logged as the annual figure resulted in the system crediting just 1 12 of the entitlement. The allowance is calculated from annual rental expenditure for 2024, whether relating to a primary residence or student housing.
Reported Rent Amounts Rise Significantly
Information provided by officials suggests that declared rents increased from roughly 250 euros to about 400 euros on average after the announcement of the allowance. This rise indicates that landlords and tenants may now be declaring actual rental values to secure the full benefit.
Major Changes Coming From January 1 2026
The government is preparing to introduce mandatory electronic payments for all rents starting January 1 2026. Tenants paying in cash will lose access to the rental subsidy even if they meet all income and property criteria.
Landlords accepting cash will forfeit the 5 percent reduction on rental income. A landlord with annual rental revenue of 12,000 euros, for example, will be taxed on the entire amount instead of 11,400 euros.
Businesses should also prepare for stricter rules, as commercial rents paid in cash will no longer be recognized as deductible expenses from 2026 onward.
