New Fee Scale Reshapes Costs for Registry Filings
A comprehensive overhaul of registration fees now governs entries in the Land Registry Books, the system of Transfers and Mortgages and the Electronic Collateral Registry following decision 2 12.01.2026. A standard fee of 12 euros applies to each entry in the Land Registry Books. The framework sets out mixed charges for specific acts that combine a reduced base fee with a proportional calculation and an added fixed amount of 20 euros.
Property sales and leases covered by the decision rely on a base fee of 3 euros and a proportional rate of 5 per mille applied to the property value or rental level, together with the fixed 20 euros. Donations, parental transfers, mortgages, prenotations, as well as procedures related to seizures and auctions, incur an 8 per mille proportional charge along with the same fixed amount per act.
Electronic submissions introduced through the digital cadastral system raise each proportional rate by an extra 1 per mille depending on the value or rent involved. One example illustrates that a sale of 100000 euros results in a proportional fee of 500 euros, to which the 3 euro base fee and the additional 20 euros are added, producing a total of 523 euros before any electronic surcharge.
Electronic Collateral Registry Charges Reach Up To 3500 Euros
The Electronic Collateral Registry applies its own scale based on the value of the act at the time of application, beginning at 100 euros for amounts up to 100000 euros and rising progressively to 3500 euros for values above 100000001 euros. Amendments that do not increase the secured value cost 50 euros, while removals or terminations of collateral require 100 euros per act.
Multiple pledges securing a single claim introduce an extra charge of 100 euros for each additional item. Adjustments that increase the secured amount activate proportional fees on the additional portion, and filings without monetary value face a flat charge of 300 euros.
A transitional provision clarifies that applications submitted before the decision took effect but lacking an issued payment note must be calculated under the new schedule.
Unified Fees Introduced for Certificates and Copies
Certificates cost 9.50 euros, with each extra certificate in the same request priced at 6.50 euros.
Cadastral registration certificates are set at 9.50 euros plus 4.50 euros for each additional rights section.
Archive copies carry a fee of 9.50 euros with a 4.50 euro charge per additional sheet and an extra 6.50 euros for documents originating from transfer books.
Cadastral diagram excerpts cost 15 euros, while cadastral mapping diagram excerpts cost 33 euros.
The same charges apply to documents issued by the Collateral Registry.
